“Homes priced between $500,000 and $750,000 led the way in sales volume in March with a 96.8 percent year-over-year surge.”

As reported by Houston Area Realtors (HAR)
“The luxury segment ($750,000 and above), soared 89.9 percent. With high-end home shopping dominating the market, pricing was pushed to historic highs. The single-family home average price climbed 19.9 percent to $370,847 and the median price increased 16.0 percent to $290,000.
Sales of all property types totaled 11,692 – up 31.5 percent from March 2020. Total dollar volume for the month shot up 55.8 percent to $4.0 billion.”

How Can a Real Estate Agent Help When I Buy New Construction?

It’s easy to believe when you’re walking through perfectly decorated models that buying a new construction home is a breeze. After all, don’t you just sign a contract and then get what you see in the model?

Yes…and no.

Once you choose a new construction home, the fun (and decisions) are just beginning! We work with families all of the time to help them get the most from their purchase. Because we’ve worked with many buyers and builders, we know what questions to ask and how to negotiate the best deals for you. Plus, we may be able to suggest things you can easily overlook.

 The Pros:

  • You can customize the home! The model is just the beginning. After our consultation, we’ll help you get as many of your “must-haves” as possible.
  • New appliances and energy-efficient features. Better technology saves money in the long run.
  • Little to no remodels. When we plan correctly, you won’t need to spend extra time after you move in fixing things you didn’t think about during the construction process.

 The Cons:

  • Time can be unpredictable. Depending on what stage the home is in, you must consider the time necessary between signing the contract and getting the keys. There can be unforeseen delays, like the weather. Our team will help by working with you and the builder to keep things moving along as planned.

The builders have design centers, but that doesn’t always mean the decisions will be easy. We can help you navigate the process!
